Vesta Properties Rental Guidelines. Security deposit required to hold property. Security deposit is non-refundable. First month’s rent due at lease signing. Security deposit will always be the same amount as one month's rent. Lease terms are negotiable, but typically 24 months or longer will be required. Tenant pays all utilities and is responsible for gutter cleaning, yard and lawn maintenance and snow removal (monthly fee can usually be added to rent for exterior maintenance if desired). No pets unless negotiated. No Smoking. No Section 8. Must have landlord reference, income or proof of available funds to prove ability to afford rent and pass background check. $40 per adult application fee. Furnished w/ additional fees and additional agreement.
